The last session in the Preventive May-tenance series was all about how to evaluate your existing PMs to ensure maximum efficiency. See below for more on each point we touched upon. 

Three Levels to Consider When Evaluating an PM

  1. Level 1 – Are they closing?
    1. Review your existing PMs and determine if your PM WOs are closing. If they are not closing are the PMs being cancelled due to resource constraints? Is work on hold due to vendors/contractors. Are there users in your workflow that are currently bottlenecks?
  2. Level 2 – What is my corrective to preventive ratio?
    1. How much work is planned vs. unplanned? For teams that rely on planned work, if PMs are working effectively, your team should see an increase in corrective work but a decrease in "high risk" issues/errors. Looking closely at your corrective/preventive ration can help your team decide if what is currently "corrective" work, needs a PM.
  3. Level 3 – How can I make my PMs even smarter?
    1. Over time and as data is added to your site, review completed PM WO costs and estimated costs. Is your team anticipating costs accurately? Are there trends you are noticing on your costs/resource needs?
